Building Permits
A building permit is required before erecting, placing a new building or construction, as well as relocating, removing, demolishing, altering, repairing or replacing an existing building or structure. The building inspectors will ensure that the plans and the work conform to the development standards and to the National Building Code.
A building permit is therefore required before undertaking any development relating to a:
- Main building: ex. dwelling, commerce, industry, institution, etc;
- Secondary or accessory building: ex. garage, shed, etc;
- Main construction: ex. billboard, wind turbine, etc.;
- Secondary or accessory structure: ex. gazebo, pool, fence, sign, etc.
It is imperative to check with the Planning Department to determine whether a permit is required. Only the staff of the Planning Department can provide the correct information as each case is different and the regulations may vary depending on the location.
It is also important to note that no building can be connected to the NB Power grid unless a building permit has been issued.
Different types of development also require the approval and the issuance of permits and certificates by other agencies before the inspector can issue the building permit. For example, any development in proximity of a watercourse may require a permit issued by the Department of Environment and Local Government. In the case of commercial and public buildings, it is possible that the plans will have to be reviewed by the fire marshal to ensure that they comply with the National Fire Code. The documents required for the issuance of a building permit vary for each locality and depend on the services in place.

In the case of a major project, the plans must be drawn by an expert, that is, an architect or an engineer. In the case of small buildings, you may draw your own plans or call upon the services of an architect or technician. |

Document issued by the municipality informing the building inspector that the building can be connected to the public water and sewer system and indicating that the corresponding fees have been paid. |

| Approval to Install an On-Site Sewage Disposal System (only applies in areas not serviced with public sewer system) |
The installer that you have chosen must submit an application to the Public Safety Inspector in your area. A copy of the permit issued must be presented to the building inspector. |

| Watercourse and Wetland Alteration Permit |
Any individual wishing to perform work (construction, demolition, wood clearing, landscaping, etc.) at a distance of less than 30 meters from a watercourse or wetland. |

| Approval of the Fire Marshall |
Development plans of certain public, commercial or industrial buildings must be reviewed by the Fire Marshall to ensure that they comply with the Fire Code. |

| Site plan for major projects |
